Abstract
This research aims at analyzing spatial variation of real estate prices and rents and the causes of
this variation in Ramadi city( Area of the study) within its municipality borders and its (28 )districts and also according to the framework of Geography of cities. It tries to shed light on rents and prices and to know the impact of natural and human factors on them, then showing the effects of these prices on land uses in it0 In the hypothesis, it has been shown that there is a spatial variation in estate prices and rents in some parts of Ramadi city, and that human and natural factors have effect in the variation of prices of estates and rents in the city. These prices also may be reasons in directing land uses on one occasion and a result of competition among these uses on another. The rise of prices will result in violating the master plan by population. This research basically depends on field study in obtaining information and data because of the scarcity of this information from other sources. Requirements and aims of this study divides this research into three sections and an introduction as follows: the first section is a short survey of Ramadi city. The second section includes human and natural factors affecting the prices of estate and rents. The third section is an analysis of spatial distribution for the prices of estate and prices, then the research has been concluded by recommendations and conclusions. The study has arrived at important conclusions such as there is a mutual relation between prices and the type of land use that directs prices to the type of the prevailing land use on one occasion and limits the competition between land uses and the levels of prices on another0 It has been found that high prices is incompatible to the income of population. This results in making a lot of violation on the areas devised for general service uses. Hypothesis of the research has been verified that there is spatial variation in prices of lands and estates among parts of Ramadi city. Finally hypothesis of the research stating that geographical factors( Natural and human) a great effect in deciding levels of prices of lands and estates in a way that suits their availability positively or negatively.

هدف البحث الى تحليل التباين المكاني لأسعار الأراضي والإيجارات وأسباب هذا التباين في مدينة الرمادي(منطقة الدراسة) بحدودها البلدية وأحيائها الـ(28)حيا ، ضمن منهج جغرافية المدن وإلقاء الضوء على أسعار الإيجارات والأراضي ومعرفة مدى تأثير العوامل الطبيعية والبشرية فيها ومن ثم بيان اثر هذه الأسعار في استعمالات الأرض ، إذ كانت الفرضية التي تم صياغتها تفيد أن هناك تباين مكاني في مقدار أسعار الأراضي والإيجارات بين أجزاء مدينة الرمادي وان للعوامل الطبيعية والبشرية اثراً في تباين تلك الأسعار، كما إن مستوى الأسعار هذه يمكن ان يكون سببا في توجيه استعمالات الارض تارة ، ونتيجة للمنافسه بين تلك الاستعمالات تارة اخرى وان ارتفاع الاسعار سيؤدي الى التجاوز على التصميم الاساسي من قبل السكان .لقد اعتمد البحث بالدرجة الاساس على الدراسة الميدانية في عملية استقاء المعلومات والبيانات، وذلك لندرة هذه المعلومات من المصادر الاخرى.
