In their growth stages, cities become an aggregation of different urban contexts as a result of development or investment projects with other goals, which creates urban tension at several levels. Previous studies presented different approaches and methods to address specific aspects of urban stress, and thus contemporary visions and propositions varied, which required a field for research. The research, from a review of the proposals, the research problem emerged in need to study the indicators and trends of balanced urban development that address the tensions between different social, economic and urban contexts". Accordingly, the objective of the research is determined as "Building a comprehensive theoretical framework for indicators of balanced development and their various trends in addressing the manifestations of urban tension". The research hypothesis is that the indicators of balanced development to address urban tension are based on the disparity of forces and the causes and manifestations of tension. The research aims to present this knowledge by adopting the descriptive-analytical method of urban studies to reach the identification of the main themes of balanced urban development and to extract the most important indicators of its achievement. The possibility and formulas of their achievement were measured in the practical study. Three projects were selected that adopted balanced development to address urban tension; the research concluded that the balanced development strategy ensures the activation of the old fabric elements and their interaction with modern features in a manner that ensures the development and preservation of the existing fabric.

Establishing sustainable cities and residential neighborhoods requires the development of new planning strategies, as adopting sustainable planning strategies when planning urban land uses for residential neighborhoods is necessary due to the large number of urban land use problems that have emerged during urbanization. The most prominent modern concept concerned with the land was the concept of sustainability, as sustainable planning aspires to link knowledge with sustainability through measures to achieve it. Therefore, sustainable planning works to apply the principles of sustainability in planning.
And in view of the circumstances that our country went through, which negatively affected various sectors and aspects of life, including planning residential neighborhoods, and the existence of a knowledge gap in adopting sustainable strategies when planning them, which led to the exacerbation of problems in them and the lack of sustainability of these neighborhoods, which represents the research problem, so the Research goalis Shedding light on the gap between the traditional planning of some elected residential neighborhoods in the holy city of Karbala and planning them according to the concepts of sustainability and what are the planning treatments that can be applied to reach sustainable residential neighborhoods, based on the hypothesis that the holy city of Karbala has Good floor and components through which sustainability can be reached in Planning residential neighborhoods.
On the practical side, the descriptive analytical approach and the comparative approach were used to achieve the results of the research by conducting field surveys, personal interviews, observation, and diagnosis in collecting data, and using modern programs in extracting information, analysis, and mapping, and using planning methods in the analysis such as Gap analysis between Planning the reality of the situation for these neighborhoods and the

sustainable planning for them, as well as using a SWOT analysis to find out the strengths, weaknesses, opportunities and threats enjoyed by the planning and implementation institutions responsible for planning, designing and implementing Master plans and sectoral designs for the city and residential neighborhoods, to come up with strategies and planning treatments for these neighborhoods to reach Out to sustainability.
One of the most important conclusions reached by the research is that the planning of most of the elected residential neighborhoods is not sustainable. The research recommended the necessity of adopting sustainable planning approaches and strategies when planning, designing and implementing residential neighborhoods in the holy city of Karbala.

The research deals with a modern concept in its applications and the studies it deals with, as the concept of urban densification is one of the most recent sustainable development strategies for cities.

In spite of this, debates remain as to whether cities in developing countries benefit from urban intensification in enhancing the viability of cities in a sustainable manner.
This research explores various dimensions of livelihood measurement by studying international experiences and extracting several indicators to measure that. This research is drawn from the master's thesis entitled Sustainable Urban Intensification of the Nasiriyah City Center, where in this study the search will be made for appropriate solutions and options to make the city more sustainable, productive, livable and less consuming of energy and resources. This study objectively examines the prevailing pattern of urbanization, city planning and

development, and living in Urban centers, and options for making cities green and ecological through urban densification and the adoption of compact city planning; Adopting mixed uses of land, reducing urban sprawl and increasing density.
In its theoretical framework, the research deals with the concept of livability, the idea and goals of livability in urban planning, as well as the extent of the possibility of living through urban densification. A set of indicators were extracted (public transportation, community facilities, open space and public space, a sense of community, a sense of safety, and the area of the dwelling). These main indicators also include several secondary indicators, through which it is possible to arrive at a measure of the extent to which the viability of living in cities can be achieved. Urban intensive.
As for the practical side, it was represented by conducting a field survey of the study area (Nasiriyah city center) to identify the characteristics of the city, and after that the indicators drawn from the theoretical framework were applied to it.

The tourism industry has become, currently, an art, an industry and a science. It is also one of the components that make up touristic regions. Tourist attractions are no longer the exclusive visits of museums and archeological sites, but also involve other service facilities. It is, therefore, imperative that the authorities should become aware of the degradation of tourist resorts and prevent them from getting worse. Moreover, the authorities should take a set of decisions concerning the protection of the urban aspect with its historical, social, and environmental dimensions, as well as, adapting it to the modern requirements that can bring comfort to the citizens and tourists at physical and psychological levels.

The problem of the research is the decline of the role of urban space with time as an influential system in societal relations. The research aims to define indicators for achieving social interaction in the city, and to determine indicators for achieving integration in the urban space, and to study the relationship between the integration of urban space and community interaction over time. the research assumed that by distinguishing the social interaction space from the urban space and developing urban spaces in order to be truly interactive spaces, this will help us achieve social interaction and build a positive relationship between them, which enables us to achieve integration within the urban spaces leading to social interaction. Because the current trend that many have noticed is the diminution of these urban spaces rather than their extension. As a general methodology for the research, the descriptive analytical method was adopted, and people were polled about the urban spaces chosen from the study area, and the GIS program was used to map and analyze maps through satellite images for three years different from the study area. The theoretical framework of the research included four chapters. In the first chapter. The concept of space, place, public spaces and its planning and social interactions in urban public places were reviewed. As for the second chapter, the concept of social interaction, the results of social interaction, and the theories explaining the processes of social interaction, social interaction, environment and time are explained. The third chapter is about time, its definition, its philosophy and the sense of it and time and space. As for the practical framework for the research, which represented the last chapter is a survey of the






selected places in the study area. The research reached the following main conclusions:

1- The presence of multiple activities such as commercial, cultural and recreational activity and the presence of restaurants and cafes on the Inner Karrada Street led to an urban gathering, and a large daily communicational and social interaction in this street and from all segments of society and residents of the eastern Karrada region and residents of all areas of the city of Baghdad as well as from the provinces of Iraq.


2- There is significant overlap and compactness of land uses in the study area, such as residential use with commercial, industrial, educational, health, administrative, and other uses, due to the importance of the study area and the importance of its strategic location as it is in the center of Baghdad.

Urban wetlands are one of the complex systems that provide many economic, social and environmental services to the city. In this research, the most important services provided by urban wetlands from the point of view of the urban planner were reviewed, and the types of these lands and their divisions according to the type of services provided by each type were presented. Environmental is represented in its ability to reduce the dangers of floods, mitigate the climate and reduce its negative impacts, purify water and deplete a lot of suspended impurities and pollutants, and social services such as recreational areas and beautiful landscapes that inspire joy and reassurance in the soul, as well as cultural areas and sports activities for many sports Games, fishing fun, and economic services are home to many types of plants and animals, as well as the economic values of the services they provide as an infrastructure for many cities and provide a source of water sources for communities and sedimentation basins for sewage and sewage in addition to the economic values of tourism and recreational activities for those lands, as well as identifying needs For each type and the appropriate spatial distribution for each type according to the Special standards and the use of GIS technologies to be included in the master plan for cities in order to achieve the goals of sustainable development for these cities

This research will deal in a simple way with the concept of urban expansion and taking the decision to sign the spatial signature of residential investment projects in order to reach through them in a real way to the extent of the proportionality of the decision taken, in light of the fulfillment of the conditions that must be met in the matter of making the decision of the spatial signature of the residential investment project and the extent of commitment to them, in which the conditions are: (Ease of access to services and transportation, adequacy of services, commitment to urban land uses) when establishing the investment project represented by the Al-Ayad residential project in the Hittin neighborhood of Al-Karkh in Baghdad belonging to the municipality of Al-Mansour, and the axes of spatial influence in it, which are summarized by: the axis of land use, the axis of housing and population, the axis The economic aspect, the road services axis, the community services axis (health and education), the focus structures services (water supply service, sewage service, electricity services) and the environmental axis and finally the political axis by adopting the results of a survey of a sample of experts working in the Baghdad Municipality who are of a degree Director of the department upwards, and reached through it indicators that were adopted in the SWOT analysis of the study area under the assumption of the researcher D (50% of the residents of the residential investment project are from the study area), and thus this will lead to knowing the extent to which the decision taken is appropriate, with the proposal that the research is derived from the researcher's unpublished master's thesis.

The housing sector in Iraq has suffered from multiple problems, the most prominent of which is the failure of the housing market to achieve housing production that faces population increases and a high number of households.
The research aims to foresight the future of the housing sector, and to identify the expectations of experts in the development of the housing sector and housing production, in order to overcome the obstacles and problems.
Foresight does not mean forecasting about future events, but rather it is a process and skill aimed at familiarity with providing sufficient knowledge to achieve the desired future goals, Accordingly, adopting a method of future foresight will reduce error, surprise and surprise in the paths of life, which is against chaos and randomness, Foresight is a set of activities, skills, and preparation for the future, and the development of strategic plans around challenges and the potential risks
The research included two axes: the first dealt with the concept of foresight, its methods, principles, and stages .As for the second axis, the analytical descriptive approach was used to explore the housing sector through the use of the Delphi method.
The most prominent results reached in this research according to the opinions of experts are the lack of a national vision for the housing sector and an action plan with clear goals and a specific timetable. In addition, that foresight helps in determining the obstacles and problems of the housing sector in the future, and that there is acceptance in the ability of the housing system to achieve resilience.
This included the government's ability to provide infrastructure for newly residential areas, increase the distribution of housing plots to citizens, reduce construction costs, and keep the number of loans, all of which are positive factors in increasing housing production.
The most prominent recommendations reached by the research are: the possibility of foreseeing the realization of the resilience housing system, by identifying the plans and economic markets associated with future housing production, and coordination and balance between them.

The increase in the Iraqi population put pressure on urban cities as there were no new cities built since the 1980s due to the wars and the economic blockade imposed in 1991 and the deteriorating security situation after 2003, where the population in 2018 reached about forty million people. Iraq also suffered during the past decades from problems and challenges in many respects that affected the local environment, and the constructed buildings had a role in increasing these impacts, so the Ministry of Housing worked to issue the Iraqi Green Architecture Code in 2019 to reduce damage to the environment and use resources more efficiently. And because the constructed buildings were not constructed according to green standards, including Basmaya residential complex, so the problem of the research came as (finding out the compatibility of Basmaya residential complex with the Iraqi Green Architecture Code), and the aim of the research is (to try to get Basmaya residential complex to one of the levels of the code and upgrade it). The research showed that Basmaya residential complex obtained the level of one star from the levels of the Iraqi Green Architecture Code, and the researcher suggested several treatments for the buildings to upgrade them to the level of three stars.

The infrastructure is one of the basic components of the tourism industry in Iraq in general and in Najaf in particular, in spite of there are obstacles and problems that which are hindered the development of tourism in Iraq, some of them are related to the tourism industry itself, some are related to the security and political situation, and some are related to poor management of tourism. However, the infrastructure is considered the cornerstone of the success of the tourism industry in Iraq and other countries, if it is available, it can be a potential indicator of success, and on the contrary, it is a hindrance to go forward. The aim of this research is to shed light on the availability of requirements for the success of the tourism industry as far as the infrastructure is concerned. As for the method used, it is the random horizontal survey, by distributing a questionnaire to a random sample of visitors or tourists to the city of Najaf. Although the tourism industry in Iraq has the potential to create and expand the economic activities and commercial services, and help to create new and developing urban communities. However, the tourism industry needs a kind of integrated services, which start with the qualified and trained human component, and advanced infrastructure. Overall evaluation of infrastructure services was on the basis of ranks, the first rank is average and the second rank is acceptable while the third rank was good and the fourth rank is poor. Hence, the infrastructure which is supporting the spatial development is not likely to be more than two thirds of the evaluation outside the good evaluation, or it is in the third rank as seem in the overall evaluation of the infrastructure in Najaf, this leads to a review of infrastructure planning as an important factor in the development of the tourism industry in Najaf. The local government and the private sector must invest in a kind of integrated services, which start with the qualified and trained human element and infrastructure.

The rent is one of the sources of investment that generates returns for the owner of the housing unit, and it is also one of the importance expenditure for the tenant.
The importance of this research comes in addressing the deficiency in the field of analyzing the factors affecting the rental value of residential units, which affects many segments of the population of Baghdad.
The aim of this research is analyze and evaluate related variables on the rent value of residential units in neighbourhood 409 in city of BAGHDAD, which is a hypothesis that: There are a set of variables affecting the rental value, including those related to the internal environment of the dwelling, such as: income level, plot area, building area, no. of room, house garden, the age of the unit, and variables related to the external environment, such as: the distance from the school, the distance from the main street (the distance from the main shopping center), the distance from the hospital, the distance from the public park, the distance from the river, and the distance from the mosque.
The multiple regression model was used to identify the relative importance of the influencing factors, and the results showed four variables with a significant effect: income level, distance from the main street, building area, and garden, with an explanatory power of 87.6%, while it appeared that the illustrative strength of the model in case Dealing with all the variables approximately 89.9%, which indicates the presence of weak effects of the other variables, and it did not constitute only 2.3% of the total strength of a model.
The research reached a set of conclusions and recommendations related to the aim of the research.

The study started from the problems of wars and the damage that result from deterioration and destruction of infrastructure and the absence of planning and urban reconstruction. The study aims to address the condition of the bad destroyed bridges that have paralyzed traffic from the right and left sides of the city of Mosul. The study is based on the assumption that the reconstruction of bridges will improve the transportation network in the city of Mosul. The study relied on several approaches, including: the historical approach by reviewing global and local experiences and the descriptive approach to review the reality of the state of Mosul after the liberation process, through maps and the analytical approach through statistics and data from old years due to the lack of new sources due to the war. The study summarizes the study of the city of Mosul from the population, traffic volumes and centers of attraction, the importance of each bridge in relation to its location and studying policies for post-war bridges reconstruction from the state’s role in economic support and the amounts spent for reconstructed bridges, and classification of post-war bridges in terms of form and according to materials The construction, types of maintenance for the reconstruction of post-war bridges, the sustainability of post-war bridges from the environmental, economic, social and urban dimension, and a matrix of achievement of goals based on major goals, secondary goals and weights to prioritize bridges for reconstruction, and Post-war bridging plans. Among the most important conclusions, through the Matrix of Achieving the Objectives, we conclude that prioritizing the reconstruction of the Fifth Bridge, followed by the Third Bridge and the Second Bridge ending with the Sugar Bridge, and the last needing preventive maintenance. Temporarily, in order to preserve the safety of civilians and build the remaining bridges, for ease of vehicle operation, and to allocate a greater portion of the financial budget to the city of Mosul to complete the reconstruction of the bridges.
